Staging is the art of displaying your home in the best possible way; making it accessible to the widest variety of homebuyers therefore maximizing your return on investment.  A good stager can present any home so that buyers can picture themselves living in the home while a great stager makes them believe that they couldn’t live anywhere else.  Our ambition is to provide each and every client with great staging.

The psychology of staging is such that you want others to form an emotional bond with your home.  With that emotional bond comes the willingness not only to submit an offer but also to compete with others by offering the terms and conditions that will encourage you to let them have your home.  This can translate to the seller as faster sales, less contingencies, quicker escrow periods, or even higher sales prices. 

Tania B Studio offers two distinct types of staging for our clients.  The first is complete staging, which is performed when the home is delivered to the staging designer vacant and it enables the designer to stage the home in a way that is most desirable.   For complete staging it is customary for the seller to vacate and clean the home prior to the installation.  The second type of staging is known as an edit and entails having the designer select pieces from your home.  While edits do not usually cost less than a complete staging and do not always have the same visceral impact, the home seller is able to reduce their total out of pocket expenses by eliminating the need to move and store the bulk of their home furnishings for the duration of the staging. 

It is customary for staging services to include an initial two-month furniture rental in the agreement.  While it has been our experience that well-staged and well-priced homes typically accept an offer before the 60-day mark, most realtors wish to keep the home fully staged until all contingencies are lifted which is typically 2-3 weeks after the offer is accepted by the seller.  If your home has not sold for any reason at the conclusion of the two-month rental period you can opt to extend the staging on a month-by-month basis.
